What Is Houzeo?

Houzeo is a flat fee MLS platform founded in 2017, built around a fully digital selling experience. Sellers manage their entire listing – photos, showings, offers, and counteroffers – through an online dashboard. The Gold and Platinum plans include licensed broker assistance for contracts, disclosures, and negotiations.

🏠 Coverage

Nationwide in name, but Houzeo operates with a referral network for some states rather than a direct brokerage. In these states, Houzeo connects sellers with independent local brokers rather than employing its own agents. The quality of service, communication, and responsiveness can vary significantly depending on which broker is assigned in your market.

Note: This example uses LWF’s Platinum plan ($195 upfront) and Houzeo’s Gold plan ($349 upfront). Both plans include comparable core features. The compliance fee at LWF is a fixed percentage; the same math applies to your actual sale price. Buyer agent compensation is separate and negotiated independently by the seller on both platforms.

A Note on LWF's Compliance Fee

List With Freedom charges a small compliance fee at closing to cover the costs of maintaining compliance with state real estate laws and MLS rules across all 47 states and DC where it operates. This fee is disclosed on the pricing page and in the listing agreement before you sign. It is not a listing commission. Platinum and Platinum+ plans pay 0.25% at closing, and the Gold plan pays 0.5% at closing. On a $400,000 sale, the Platinum compliance fee is $1,000 — versus $10,000 to $12,000 with a traditional listing agent. The compliance fee applies only when your home sells.

Our Verdict:

List With Freedom

For most FSBO sellers, we recommend List With Freedom. With 20+ years in the business, 112,000+ homes listed, and personal support from a Listing Experience Manager on every plan, LWF gives you the experience and coverage most sellers need. Houzeo is a strong tech platform, but it operates primarily as a referral network – in most states you are assigned an independent local broker rather than working with Houzeo directly. The quality of that broker relationship can vary significantly by state. Sellers who want consistent, dedicated support from listing through closing will find that List With Freedom’s built-in support structure is the more reliable choice.

Common Criticisms of Houzeo

Houzeo’s most common complaints, based on third-party review analysis:

Closing fee surprise - The 0.5% to 1.25% closing fee is not always clear to sellers during sign-up, based on negative review patterns. Multiple sources note that complaints often come from sellers who expected a fully flat fee.

Third-party broker quality varies - Houzeo uses local partner brokers in many states. Several reviews mention inconsistent service, slow price updates, and communication gaps when a third-party broker is involved.

Refund difficulty - Houzeo's refund window is 7 days from purchase, before signing the listing agreement. A $75 cancellation fee applies. Multiple reviewers on complaint platforms cite refund denials after the 7-day window.

Upfront fee collected before signing - Houzeo charges the upfront fee before you sign the listing agreement.

List with Freedom is a very straightforward, user-friendly, cost-effective way to list your property on the MLS. I highly recommend them to anyone who wants to save money by not paying traditional agent commission fees.

Michael R.

I saved over $9,500 using List With Freedom. The process was much simpler than Houzeo’s complex interface and the support team was actually reachable when I had questions about my closing disclosures.

John T.

Simple, fast, and no hidden fees. I tried another service before this and was hit with a ‘technology fee’ at the end that I didn’t expect. With LWF, the price you see is what you get.

Frequently Asked Questions (FAQ)

Is Houzeo a legitimate company?

Yes. Houzeo is a licensed flat fee MLS platform that has been operating since 2017. It has facilitated 24,800+ home listings and holds a 4.9 out of 5 rating on Google with over 11,000 reviews. Houzeo operates largely as a referral network, connecting sellers with third-party brokers rather than employing its own agents in every market. This means the level of service, communication, and responsiveness you receive can vary significantly depending on which broker is assigned in your state.

Houzeo discloses its closing-side fees on its pricing page, so they are not technically hidden. However, multiple reviews indicate that sellers are often surprised by the closing percentage after signing up, particularly on the Gold and Platinum plans where fees reach 1.0% and 1.25%. Reading the full pricing page before purchasing is strongly recommended.

Houzeo has strong overall ratings, with a 4.9 out of 5 on Google based on over 11,000 reviews. Positive reviews frequently mention the ease of the IntelliList platform, responsive customer support, and the convenience of the mobile app. Common criticisms include surprise at the closing-side fee, inconsistent service when a third-party broker is involved, and difficulty obtaining refunds after the 7-day window.

Houzeo’s main strengths are its technology platform and mobile app, which are among the more polished in the flat fee MLS category. Its main drawbacks are its higher closing-side fees and its reliance on third-party brokers in many states. Services like List With Freedom offer lower closing fees – 0.25% on comparable plans versus Houzeo’s 1.0% on Gold – and include a dedicated Listing Experience Manager and support team on every plan without the variability of a referral network model.

Houzeo’s refund window is 7 days from the date of purchase, and only if the listing agreement has not yet been signed. A $75 cancellation fee applies. After the 7-day window, refunds are generally not available. Several reviewers on third-party complaint platforms have cited difficulty obtaining refunds after this window closes, so it is worth confirming the policy directly with Houzeo before purchasing.

List With Freedom’s plans start at $89 upfront with a 0.5% compliance fee at closing (Gold plan), or $195 upfront with a 0.25% fee (Platinum plan). Houzeo starts at $299 upfront with a 0.5% closing fee (Silver), $349 with 1.0% (Gold), or $399 with 1.25% (Platinum). On comparable plans, LWF’s total cost is typically lower. On a $400,000 sale, LWF’s Platinum plan totals roughly $1,195 in listing-side costs, while Houzeo’s Gold plan totals roughly $4,349. Both services save sellers significantly compared to paying a traditional 3% listing agent commission of $12,000 on the same sale.

First-time sellers who want guided support on a budget tend to do well with List With Freedom’s Platinum+ plan, which includes a personal Listing Experience Manager, dashboard access for offer management and negotiations, a dedicated transaction coordinator, and 7-day support. Houzeo’s Platinum plan is also designed for first-time sellers and includes virtual full-service support with a licensed broker. The main difference is cost structure: LWF Platinum+ is $295 upfront plus a 0.25% compliance fee at closing, while Houzeo Platinum is $399 plus a 1.25% closing fee – a significant difference on higher-priced homes.
