What Is Homecoin?

Homecoin is a flat fee MLS listing service that lets you sell your home without paying a large traditional agent commission. For a one-time fee starting at $149, Homecoin puts your home on your local MLS and syndicates it to Zillow, Realtor.com, Redfin, Trulia, and other major sites, while you handle the sale yourself. 

The company has been serving home sellers since 2009, but the $149 covers the listing itself and little else. Photography, signage, a lockbox, listing help, and agent representation are all sold separately, so what you actually pay depends on how much of the sale you’re prepared to run alone.

Homecoin’s flat fee MLS listing starts at $149, and that fee buys exactly one thing: your home on the local MLS with syndication to the major portals. It does not include professional photography, a yard sign, a lockbox, or help preparing the listing, and the only customer service at that price is email. Everything a seller normally relies on to market a home and get questions answered is a separate purchase, so the practical cost of selling with Homecoin depends almost entirely on how much of it you buy back.

Our Verdict:

List With Freedom

For most FSBO sellers, we recommend List With Freedom. Homecoin’s pricing is legitimately competitive and its no-fee-at-closing structure is clearly stated, so sellers whose only criterion is the lowest listing-side dollar figure will find it attractive. What that $149 buys, though, is MLS access and self-service software. Every point at which a seller might want a person involved, reviewing the listing, taking a call, reviewing an offer, negotiating, or figuring out compliance documents is a separate purchase starting at $99 and quickly adds up.

List With Freedom includes a personal Listing Experience Manager, offer review, and a dedicated Closing Transaction Coordinator as part of the process, with support seven days a week in English and Spanish, and unlimited free listing changes on every package. It also operates in 47 states plus Washington DC against Homecoin’s 39 active states, so a large share of sellers cannot use Homecoin at all today regardless of price.

Homecoin’s most common complaints, based on third-party review analysis:

The headline price is conditional.

Homecoin footnotes "the price varies by MLS (there are 500+ MLSs)" on its homepage, its flat fee MLS page, and its process section, and its pricing table carries the note that all prices vary by MLS or location. The $149 figure is a starting point that a seller can only confirm by running Homecoin's own availability search for their ZIP code.

Human help is charged hourly, not included.

The base MLS Listing Help tier is $0 and is email support only. One hour of live phone or screenshare support costs $99. Having staff build the listing costs $299. Representation at any level costs at least $149 per hour. A seller who wants a conversation with a person at three points in the transaction pays materially more than $149.

Listing changes are capped.

Homecoin includes 10 free changes and charges $5 for each change after that. Homecoin's own help article notes that most sellers use roughly 5 to 6 changes, which leaves limited headroom for a listing that sits for the full 12-month term through price adjustments, photo swaps, and status updates.

Marketing essentials are separate purchases.

Professional photography starts at $197, a lockbox is $125, and a sign post rental is $99 and up, with the post available to buy for $117. None of these are bundled at any listing price point, because there is only one listing package.

I give this company an average score as the interface was relatively easy to get up and going. However, what I found was that when somebody was trying to contact me, they couldn’t get in touch with me. It did not directly go to my phone… I texted Homecoin…to see how quickly they would respond and they never responded to my text so I’m wondering if other realtors were trying to reach me but couldn’t reach me because there was no follow up.

I think another downside to using this site was that any changes I would want to make would take up to 24 hours and sometimes you just need changes to happen rather quickly especially if you’re having an open house and have to change it due to weather or something on those lines.

I don’t think I would use this company again. Also, I took my Condo off the market shortly after starting as I live in Florida, I opened it up in May… But found that there was no interest so I took it off the market so I thought, but it wasn’t technically off the market, so it shows days on the market longer than it actually was. That really hurt me.

Homecoin was the solution to our FSBO (For Sale By Owner) issue in Wisconsin, which requires a licensed agent to activate your listing on the MLS in order to populate all the big real estate search websites (Zillow, Realtor.com, etc.). The process to list was smooth and updates were made in a timely fashion. We sold our home in seven days once it was listed on the MLS via Homecoin.

Worst company ever do not post your listing you will be not only wasting your money back your time and the future of your listing. First there is absolutely no in person customer service to talk to everything is handled via emails and weird messages that you have to spend hours to decipher.

When you write your property description they will arbitrary check out some words and replace them with blanks spaces making the readability of your property description like a 2 year old.
