Seller’s Property Disclosure Statement (SPDS): Required within 3 days of contract acceptance. Covers defects, systems, and history.
Lead-Based Paint (Pre-1978 Homes): Disclose known lead hazards, provide an EPA pamphlet, allow 10 days for inspection.
Swimming Pool Barrier Disclosure: Sellers must disclose pool barrier compliance per Arizona statute § 36-1681.
Soil Remediation Disclosure: Required disclosure of any known soil contamination or remediation activity.
HOA / CC&R Documents: Buyers receive HOA documents after acceptance and have 5 days to review and approve.
Insurance Claims History: Sellers must provide a 5-year history of insurance claims on the property.
