Lead-Based Paint (Pre-1978 Homes): Sellers must give the buyer an EPA-approved lead hazard information pamphlet, provide any lead hazard evaluation reports, allow 10 days for a lead inspection, and include a specific lead warning statement in the contract.
HOA Membership: Sellers must disclose whether the property is in a community governed by a homeowners' association, along with relevant details about membership.
Permits & Improvements: Sellers must disclose whether the home has been improved or added to and whether permits were obtained for those improvements.
Natural Hazards & Climate Events: Georgia sellers must report flood damage from coastal storms and document tornado impacts in northern regions. Southern Georgia sellers must disclose drought effects on home foundations, and buyers must be informed about evacuation zones.
