Joseph Wootan is our licensed broker in Indiana, Montana, North Dakota, South Dakota and Wyoming. He got his start in real estate in 1998 when he acquired his first rental property and managed his properties until he sold the last one in 2023. Joseph started his first real estate brokerage in 2006. Joseph considers his best accomplishment to be his marriage of 53 years to his wife Deborah. They have two daughters and son-in-laws, plus 5 grandkids. Joseph and his wife and love to travel in the beautiful United States. Joseph is also an avid boater and when off, he enjoys a little golf, camping, flower gardening, and pontooning.

Indiana Seller's Residential Real Estate Sales Disclosure: Required by Indiana Code 32-21-5. Sellers must complete this form and deliver it to buyers before an offer is accepted, disclosing known defects in the roof, plumbing, and HVAC.
Lead-Based Paint (Pre-1978 Homes): Federal requirement to disclose known lead hazards, provide an EPA pamphlet, and allow buyers up to 10 days for an inspection.
Known Material Defects: Sellers cannot conceal known issues that affect the value or safety of the property, including structural problems, water damage, or pest infestations.
HOA Documents: Governing documents, bylaws, and applicable fees must be provided if the property is part of a homeowners association.
