Mississippi Property Condition Disclosure Statement (PCDS): Required before accepting any contract. Sellers must disclose known defects in the foundation, roof, plumbing, and termite history.
Lead-Based Paint (Pre-1978 Homes): Disclose known lead hazards, provide an EPA pamphlet, and allow up to 10 days for a buyer inspection.
Known Material Defects: Sellers cannot conceal known issues affecting the value or safety of the property.
HOA Documents: Governing documents and fees must be provided if the property is part of an HOA.
Purchase Agreement: Contract outlining sale price, contingencies, repair obligations, and closing date.
Attorney Closing Requirement: A licensed real estate attorney must oversee the closing, title search, and fund disbursement.
