A Note on LWF's Compliance Fee
List With Freedom charges a small compliance fee at closing to cover the costs of maintaining compliance with state real estate laws and MLS rules across all 47 states and DC where it operates. This fee is disclosed on the pricing page and in the listing agreement before you sign. It is not a listing commission. Platinum and Platinum+ plans pay 0.25% at closing, and the Gold plan pays 0.5% at closing. On a $400,000 sale, the Platinum compliance fee is $1,000 — versus $10,000 to $12,000 with a traditional listing agent. The compliance fee applies only when your home sells.

Beycome is a strong low-cost option. Its $99 Basic package has $0 due at closing, and even its $999 Concierge tier costs less than LWF Platinum on higher-priced homes. The trade-off is support: Basic and Enhanced sellers rely on an AI assistant and six-day support, and a dedicated closing coordinator is only available on Concierge. Beycome is also limited to 16 states plus DC. Sellers comfortable managing most of the sale themselves, and located in one of Beycome’s states, may find its pricing appealing. Sellers who want a person guiding them from the start should lean toward List with Freedom.Â

I got the most basic package because I used to be a realtor so I knew what I was doing. I would definitely not suggest doing that if you don’t have any realtor experience. I love that it was just a flat fee and I didn’t have to pay any commissions, but there is absolutely zero help from them as far as what next steps you need to be taking. Or how to navigate things like inspections or appraisals or even setting up an appointment with the title company. A simple checklist would be nice especially for people who are unfamiliar with the process of selling a home. Their chat feature is very helpful so I would suggest making use of that.

Overall, Beycome worked really well for me. I listed my home, handled a few showings myself, and ended up closing within a month. The platform made everything simple and gave me a sense of control over the whole process. The only small downside was figuring out some of the paperwork on my own – a few clearer instructions would’ve helped. But besides that, I’m super happy with how everything turned out and I’d definitely use it again.
