What Is FSBO.com?
- Flat-fee MLS platform
FSBO.com is a for sale by owner platform that offers four plans: Starter ($0) and Plus ($99) for its own marketplace, MLS ($399) for a flat fee MLS listing, and MLS Pro through a local Partner Agent. Its Terms of Service state that FSBO.com is not a licensed real estate broker; MLS listings go through an assigned outside broker under a limited-services agreement, and several advertised features, including transaction coordination, are still marked coming soon.
FSBO.com states that its plans are available in all 50 states. The pricing page adds that some features vary by state, and the MLS page notes that some states and counties add a listing broker commission, typically 0.12% to 0.5%, collected at closing. FSBO.com’s current plan pages do not list the affected states or the assigned brokers; the fee is disclosed before a seller selects a plan.

All plans are one time payments with no recurring billing. The MLS listing can be canceled anytime, but the MLS fee is non-refundable once the listing has been submitted to the broker. In some states and counties, the assigned listing broker collects an additional commission at closing, typically 0.12% to 0.5% of the sale price, which FSBO.com says is not an FSBO.com charge. If an unrepresented buyer purchases the home, FSBO.com notes the seller may only need to cover a small processing fee, but the amount is not published. Several advertised features are marked coming soon, including transaction coordination, escrow and title support, professional photography, local market reports, and a dedicated transaction manager.
Starter and Plus users can add MLS as a one time add-on from the FSBO Store. The add-on price is not shown on FSBO.com's current plan pages.
Head-to-Head Comparison
Our Verdict:
List With Freedom
For most FSBO sellers who want their home on the MLS, we recommend List With Freedom. FSBO.com offers a free plan and coverage in all 50 states, but MLS access starts at $399, some areas add a 0.12% to 0.5% broker commission at closing, and it is a technology platform rather than a licensed brokerage, with key closing tools still marked coming soon. List With Freedom lists on the MLS from $89 plus a compliance fee at closing (0.5% on Gold, 0.25% on Platinum and Platinum Plus), with a licensed broker on every listing, support seven days a week in English and Spanish, and a Listing Experience Manager (LEM) and Closing Transaction Coordinator (CTC) included on every plan.
Common Criticisms of FSBO.com
FSBO.com’s most common complaints, based on third-party review analysis:
The Starter plan is a 30 day, one photo listing on FSBO.com only. MLS, Zillow, and Realtor.com exposure requires the $399 MLS plan or a paid add-on.
Per FSBO.com's MLS FAQ, your phone number appears only in agent-only remarks while public sites show the broker's contact details, so expect fewer direct calls.
Transaction coordination, escrow and title support, professional photography, market reports, and a dedicated transaction manager are marked coming soon. PACT is in beta.
Some areas add a 0.12% to 0.5% broker commission at closing, disclosed before you pick a plan but not listed by area.

I am so disappointed with this company. $500 rip-off. They will have a realtor list your property on your local MLS but cannot put your contact info on the public facing info. Also – that listing transfers to Zillow.com so even if you had your house listed there on your own, with your info, the realtor.com listing covers it up so again, no one can actually contact you unless they find a realtor to contact you. Makes no sense. Don’t waste your money!!!!!

FSBO.com makes the process so easy to get your home in front of buyers and to get connected with quality agents/mortgage brokers who actually want to see you succeed. No pressure to list with an agent and the control can stay in the sellers hands!

FILLED OUT EXTENSIVE QUESTIONAIRE, POSTED PHOTO, ETC. CHOSE ‘FREE’ PLAN, THEN THEY EMAILED THAT THEY COULDN’T VERIFY OWNERSHIP. THAT REVEALED THAT, UNLESS YOU SELECT A PAID PLAN, ($99 OR $399), THEY WOULD MAKE IT DIFFICULT TO LIST YOUR PROPERTY. SIMPLE TRUTH: THEY’RE JUST CHEATERS….

Frequently Asked Questions (FAQ)
Is FSBO.com a legitimate company?
Yes. FSBO.com is one of the longest running for sale by owner platforms in the U.S., founded more than 29 years ago according to its February 2026 press release. In February 2026, it was acquired by FSBO Holdings LLC, led by NEXA Lending founder Mike Kortas as CEO, with Homepie CEO Brad Rice as president. FSBO.com’s Terms of Service state that it is not a licensed real estate broker; MLS listings are placed through a licensed outside broker under a limited-services listing agreement, and MLS Pro agreements are signed with a local Partner Agent.
How much does FSBO.com cost?
Starter is free, Plus is $99 one time, and the MLS plan is $399 one time. MLS Pro pricing is not published and requires contacting the company. In some states and counties, the assigned listing broker also collects a commission of typically 0.12% to 0.5% at closing.Â
Is FSBO.com really a flat fee?
For the most part. Plus and MLS are one time payments, and FSBO.com does not charge its own fee at closing. However, in some areas the assigned broker collects a commission of typically 0.12% to 0.5% at closing, a seller may owe a small, unpublished processing fee if an unrepresented buyer purchases the home, and MLS Pro carries a commission if the Partner Agent procures the buyer. Sellers should confirm the fees for their address before selecting a plan.
Does FSBO.com include help from a person?
Support is handled by email or through a contact form, with priority support on paid plans. Transaction coordination and a dedicated transaction manager are listed as coming soon. Sellers who want an agent involved can choose MLS Pro, which pairs them with a local Partner Agent.
Can I cancel an FSBO.com listing?
Yes, but the MLS fee is not refunded once submitted. FSBO.com states that sellers can cancel the MLS listing anytime, but the MLS fee is non-refundable once the listing has been submitted to the broker.
